    An intake covering objectives, holding strategy, lifestyle non-negotiables and tax/structuring constraints. Output: a written acquisition mandate.

    Open-market sweep plus pocket-listing outreach across our advisor network. We present a curated long-list scored against your brief.

    Inspections & analysis

    Accompanied viewings, comparable transaction analysis, structural / surveyor coordination, and a written due-diligence memo per shortlisted asset.

  4. 4

    Negotiation

    We negotiate price, terms, fixtures, completion date and break-fees - sealed-bid or open - under your alias if discretion is required.

  5. 5

    Exchange & completion

    Coordination with conveyancers, lenders, structurers and movers; we attend final walk-through and handover.

    Aftercare

    Post-completion concierge - utilities, insurance, staff, school placement, and warranty management - for an agreed period after completion.
