FAQ

First purchase in Dubai: your questions answered

Can’t find what you’re looking for?Talk to our team.

  • What is the first step to buying in Dubai?

Set a realistic budget including buying costs, and if you need a mortgage, find out what you can borrow. Then decide between ready and off-plan.

  • What is Form F?

It is the standard sale contract used for resale transactions in Dubai, setting out the price and terms agreed between buyer and seller.

  • What does a developer NOC do?

It is the developer’s confirmation that there are no outstanding charges on the unit and that the transfer can go ahead.

  • How much are the buying costs?

The DLD transfer fee of 4% of the price is the main one, plus registration and agency fees, and mortgage registration if you borrow.

  • Do I need a lawyer?

It is not always required, but many buyers use one, especially for off-plan contracts or complex purchases. We recommend it when a contract has unusual terms.

  • Can I buy off-plan as a first property?

Yes, but understand the payment plan, the developer’s record and that handover dates can move. We explain these before you commit.

  • Is the first conversation free?

Yes. It is free with no obligation.
