Volume

Count of mandates Belgrave Estates closed in the market over the window. A proxy for our presence — not the whole market.

Tempo

Median days from a sealed mandate to close. Lower = faster turnover. We use median to dampen outliers (long off-market negotiations).

Price discipline

Average final sale price vs initial asking. Negative numbers mean the market is rewarding patient buyers; positive means competitive bidding.

It is built from our own anonymised sold-mandate record over a trailing twelve months — a true read on what we transacted, not a claim to speak for an entire city. That candour is the point: proprietary data you can trust beats a broad number you cannot check.

Volume is a proxy for our presence in a market. Tempo — median days on market — measures how quickly deals move, and we use the median to dampen long, discreet off-market negotiations. Price discipline, the average sale versus asking, shows whether patient buyers or competitive bidders held the upper hand.
