  • How does Belgrave choose developers for the panel?

    We vet developers on five dimensions before they enter the panel: delivery track record (on-time handover history), financial standing (audited accounts plus escrow practice), build quality (independent snag-survey output across at least two completed schemes), service (operator and after-sales response time), and resale liquidity (transaction velocity in the secondary market). Developers exit the panel if any dimension drifts.

  • What does the off-plan desk actually do?

    It is a small senior team that pre-qualifies buyers and matches them to launches 2-6 weeks ahead of public release. The desk briefs you on the building, the payment plan, the unit mix, and the developer's delivery history; secures the unit you actually want (not a residual); and handles DLD/escrow process through completion. There is no fee paid by the buyer.

  • Why does the panel weight UAE developers so heavily?

    Off-plan volume in the GCC, and particularly the UAE, is significantly higher than in the UK or Europe because of the way the market is structured (regulated DLD escrow, transparent ROP, hard-fixed payment plans). Our panel composition tracks where launches are actually happening - it is not a brand-ranking exercise.

  • Can I see the developer's past projects in detail?

    Yes. Every developer page lists the completed portfolio with location, year of handover, scheme size and unit count. Where a scheme still has resale inventory tracked, the listing links through to the live listing page.

  • Do I pay extra to buy through Belgrave instead of direct?

    No. The developer pays our channel commission out of the existing marketing budget. The price you pay is the developer's price.

  • How is "pipeline" different from "off-plan"?

    Pipeline is everything the developer is currently building, including units that have not yet been released. Off-plan is the subset that is publicly available to buy. We brief panel buyers on the pipeline before the off-plan public release.

  • Are developer ratings independently audited?

    The rating is a Belgrave composite drawn from on-time delivery percentages, independent snag reports we commission post-handover, and verified resident reviews. It is editorial - not an algorithmic credit score - and we explain the underlying numbers on each developer page.

Choosing a developer is choosing a building twice.

When you buy a finished home, you are buying the asset in front of you. When you buy off-plan, you are buying the developer’s promise to build that home to a specific specification, on a specific date, with a specific after-sales service. The developer is the asset until handover. That is why we vet developers more strictly than we vet individual schemes.

The UAE’s off-plan market is the largest and most transparent in the world by structural measures. Every off-plan sale enters DLD’s e-mart in Dubai, with funds held in a project escrow account, drawn down only against verified construction progress. RERA tracks every developer’s delivery percentage. The UK does not have an equivalent regime; off-plan deposits there are not held in escrow by default, which is why we limit the UK panel to NHBC-protected, large-scale regeneration developers with multi-decade balance sheets.
