Probate valuations

A careful valuation of a London property in an estate

Executors are often asked for a property value early, before any decision to sell. The figure matters, so it needs to be based on evidence. We provide an evidence-led market appraisal, and if your solicitor or the tax position needs a formal valuation, we help you arrange one from an independent registered valuer.

  • Evidence-led market appraisal
  • Formal valuations arranged where needed
  • Handled with care and discretion

FAQ

Probate valuations: your questions answered

Can’t find what you’re looking for?Talk to our team.

  • Is an estate agent’s valuation enough for probate?

It may or may not be, depending on the estate and its tax position. Your solicitor will advise. Where a formal valuation is needed, we help you arrange one from an independent registered valuer.

  • What date is the property valued at?

Valuations for probate typically relate to the date of death. We base the appraisal on comparable evidence around that date. Your solicitor can confirm the requirements.

  • Do you charge for a probate appraisal?

Our market appraisal is free. A formal valuation by an independent valuer is charged by them and quoted to you in advance.

  • Can you value a property before probate is granted?

Yes. Valuations are often needed before the grant. A sale can usually only complete once the grant is in place; your solicitor will confirm.

  • What if family members disagree about the value?

We show the evidence clearly so everyone can see how the figure was reached. A formal independent valuation can also help.

  • Can you look after the empty property?

We can help with access, keys and basic checks, and point you to insurance and security considerations while it is empty.

  • Do I have to sell through Belgrave?

No. The appraisal carries no obligation.
