Probate and estate sales

Selling a London property as an executor

An estate sale has a legal timetable, several people to keep informed and, often, a property that needs clearing first. We take the practical load off the executors and coordinate with the estate’s solicitor at every step.

  • Works alongside the estate’s solicitor
  • Clearance and preparation coordinated
  • Updates to every executor

Outcomes

What executors get from us

  • A careful valuation

A market appraisal based on comparable sales. If the estate needs a formal valuation, we can arrange a RICS valuer.

  • The practical work done

Clearance, cleaning, securing an empty property and keys managed through trusted contractors, quoted to you first.

  • Timing that fits probate

Marketing can often begin while the grant is awaited, with exchange planned for once it is issued. Your solicitor confirms the timing.

  • Everyone kept informed

Written updates go to every executor, so decisions are made together and on the record.

FAQ

Probate and estate sales: your questions answered

Can’t find what you’re looking for?Talk to our team.

  • Can I sell a house before probate is granted?

You can usually market the property and agree a sale, but completion generally needs the grant of probate or letters of administration. The estate’s solicitor will confirm the position for your case.

  • Do all executors have to agree to the sale?

Executors generally act jointly on a sale. We send updates to each of them and take instructions in writing to keep everything clear.

  • Is your valuation suitable for inheritance tax?

A market appraisal is our opinion of achievable price. For inheritance tax many estates use a formal RICS valuation, which we can arrange separately. Ask the estate’s solicitor or accountant which is needed.

  • The property needs work. Should we renovate before selling?

Usually not beyond clearing and cleaning. We will tell you honestly whether any work would add more than it costs.

  • Can you deal with the contents?

Yes. We can coordinate clearance, storage or specialist valuation of contents through trusted contractors, quoted to you before anything happens.

  • We live abroad. Can you manage the sale for us?

Yes. We act for executors outside the UK, with written updates and video viewings where useful.

  • What does it cost?

A success-only fee on completion, scaled to the sale price and disclosed in writing before you instruct us. Contractor costs are quoted separately.
