Leasehold sales

Sell your London leasehold flat without the usual delays

Most London flats are leasehold, and the leasehold paperwork is where many sales slow down: management packs, service charge history, major works and lease terms. We help you gather the information early so the buyer’s solicitor has fewer reasons to wait.

  • Management pack requested early
  • Service charges and works explained
  • Priced to similar flats sold

Outcomes

What makes a leasehold sale smoother

  • Information early

Lease, management pack and service charge accounts gathered before buyers ask.

  • Costs explained

Service charges, ground rent and any planned major works presented clearly, so they do not surprise buyers late.

  • Lease length checked

If the lease is getting shorter, we explain how that affects buyers and point you to your solicitor.

  • Progression

Regular chasing of the managing agent and solicitors, where leasehold sales most often stall.

FAQ

Leasehold sales: your questions answered

Can’t find what you’re looking for?Talk to our team.

  • Why do leasehold sales take longer?

Buyers’ solicitors need information from the freeholder or managing agent, which can take time. Requesting it early is the most effective way to avoid delay.

  • What is a management pack?

Information from the managing agent or freeholder about service charges, buildings insurance, planned works and building rules. There is usually a fee for it.

  • Does a short lease affect my sale?

It can, because some lenders have minimum lease requirements. If your lease is shorter, see our short lease page and speak to your solicitor about extension options.

  • Do I have to disclose planned major works?

Your solicitor will advise on disclosure. Being open about known works early usually prevents renegotiation later.

  • Can you sell my flat with a tenant in place?

Yes. See our tenanted sale page for how that works.

  • What does it cost to sell with Belgrave?

Fees are disclosed in writing before you instruct us.

  • Is the valuation free?

Yes. It is free with no obligation.
