What’s your property worth today?
A figure in seconds, backed by recent comparable transactions. For a sale, a remortgage or probate, follow it with a written RICS Red Book valuation from the desk.
What drives the figure
Priced on evidence, not optimism.
Location & micro-market
Street, building and view command very different figures - our model weights comparables by proximity, not just postcode.
Size & configuration
Internal area, ceiling height, outside space and lateral layout, normalised against like-for-like sales.
Condition & demand
Finish, works completed and live buyer demand on the stretch - recency-weighted so stale prints count for less.
How it works
From instant figure to formal valuation.
Instant figure
Enter the property characteristics for an indicative range and a confidence score - no personal details needed.
Written RICS valuation
Request a Red Book valuation; an advisor inspects (in person or remotely) and delivers within five working days.
Strategy call
We translate the number into a route to market - open, whisper or joint agency - and a fee, in writing.
Questions
Valuation, answered.
How accurate is the instant valuation?
The AVM weights recent comparable transactions by recency, size proximity and condition. Typical accuracy is within ±5% on liquid stretches; the confidence score reflects the spread. For a sale decision, follow it with a written RICS valuation.
Is the instant figure a regulated valuation?
No. An automated valuation cannot inspect a property or be relied on for lending or matrimonial purposes. The desk produces RICS Red Book valuations on request.
Will requesting a valuation commit me to selling?
No. There is no obligation and no upfront fee. Many vendors value annually simply to track equity; you decide if and when to go to market.
Do you value overseas property?
Yes — for instructions in our active markets. Where an in-person inspection isn’t practical, the advisor works from photographs, floor-plans and local comparables.
Sole-mandate, single-side
No dual-agency on any transaction. Conflicts disclosed in writing.
Discretion by default
Off-market sourcing, alias representation, NDA-ready.
Audit-ready paper trail
Mandate, briefs, memos and closing dossier — written, signed, archived.
FAQ
Frequently asked questions
How do I get a property valuation before selling?
Enter your property characteristics for an instant indicative figure and a confidence score, with no personal details required. When you are ready to sell, an advisor follows it with a written RICS Red Book valuation from the desk.
How accurate is an instant online valuation for a prime home?
The model weights recent comparable transactions by recency, size proximity and condition, and typical accuracy is within five percent on liquid stretches. Unique super-prime properties carry a wider spread, which the confidence score reflects.
What is a RICS Red Book valuation and when do I need one?
A Red Book valuation is a regulated, inspected valuation produced by the desk for a sale, remortgage, probate or matrimonial matter. An automated figure cannot be relied on for those purposes, so request the written valuation for anything material.
Does requesting a valuation commit me to selling with Belgrave?
No. There is no obligation and no upfront fee, and many owners value annually simply to track equity. You decide if and when to go to market.
Can Belgrave value property in Dubai, Riyadh or Europe?
Yes, for instructions in our active markets. Where an in-person inspection is not practical, a senior advisor works from photographs, floor-plans and local comparables.
