Portfolio sales

Selling your London rental portfolio, property by property or in one go

A portfolio can be sold as a whole to an investor, piece by piece to owner-occupiers, or a mix of both. The right route depends on the properties, the tenancies and your goals. We map the options and run the sales in the order that works for you.

  • Whole, partial or phased sales
  • Tenanted or vacant, whichever suits
  • Coordinated with your accountant and solicitor

Outcomes

How a planned portfolio sale helps

  • The right route per property

Some homes achieve more vacant to owner-occupiers, others sell well tenanted to investors. We assess each one.

  • Sequenced sales

Sales timed around tenancy dates and your plans, rather than everything listed at once.

  • Investor reach

Tenanted properties and whole portfolios offered to investors looking for income, including overseas buyers.

  • One accountable adviser

A single senior adviser coordinating every sale, solicitor and tenant communication.

FAQ

Portfolio sales: your questions answered

Can’t find what you’re looking for?Talk to our team.

  • Is it better to sell a portfolio as one lot or separately?

It depends on the properties. A single sale can be simpler; separate sales can achieve more where homes appeal to owner-occupiers. We compare both using current evidence.

  • Can I sell with tenants in place?

Yes. Tenanted properties can be sold to investors, and tenancies continue under the new owner. We explain how this affects price and timing for each one.

  • Do I need to give tenants notice to sell vacant?

Possession must follow the correct legal process, and the rules for landlords in England are changing. Your solicitor will advise on the current position before any notice is served.

  • What about tax when I sell?

Selling investment property can have tax consequences. We do not give tax advice, but we work with your accountant so timing decisions are made with their input.

  • Can you find a buyer for the whole portfolio?

We market whole portfolios to investors and can approach buyers privately. Interest depends on the properties, rents and price.

  • What does it cost?

A success fee on completion of each sale, disclosed in writing before you instruct us. The initial review is free.
