Tenanted sale, Dubai

Sell your Dubai property with the tenant in place

A tenanted unit can sell well to investors who want income from day one, or it can be timed for a vacant sale. We help you choose, respect the tenant’s rights throughout and handle the transfer of the tenancy to the new owner where it continues.

  • Sold to investors or timed for vacancy
  • Tenant’s rights respected
  • Tenancy transfer coordinated

  • Income presented clearly

Rent, contract terms and payment history packaged for investor buyers.

  • Viewings agreed with the tenant

Visits arranged with notice and courtesy, which keeps the tenant cooperative.

  • Clean handover

Security deposit, Ejari and the rental contract transferred or ended in line with the agreed terms.

FAQ

Tenanted sale, Dubai: your questions answered

Can’t find what you’re looking for?Talk to our team.

  • Can I sell my Dubai property while it is tenanted?

Yes. The tenancy normally continues with the new owner on its existing terms. Your lawyer can confirm how this applies to your contract.

  • Can the new owner ask the tenant to leave?

Only in the circumstances and with the notice Dubai’s tenancy rules allow. We do not promise a buyer vacant possession unless it is legally secure, and we suggest you take legal advice on any notice.

  • Will a tenant reduce my sale price?

It depends on the buyer. Investors may value the income, while buyers who want to live there may pay more for a vacant home. We compare both for your unit.

  • What happens to the security deposit?

It is usually transferred to the buyer or adjusted at completion so the tenant’s deposit stays protected. We set this out in the sale terms.

  • What if my tenant will not allow viewings?

We agree viewing windows with notice and explain the benefits of cooperation. If access remains difficult, we can market on detailed photos and a video first.

  • I live abroad. Can you handle everything?

Yes. We coordinate the tenant, buyer and transfer and keep you updated in writing.

  • Is the sale plan free?

Yes. The valuation and sale options are free with no obligation.
