In depth

Reading a sealed record, not a portal feed

Sold-price data is only as useful as the honesty behind it. Here is what this record is, what it deliberately withholds, and how to read the numbers.

Evidence of execution, not an estimate

Every row here is a sealed transaction we handled — anonymised by price band — rather than an algorithmic guess or a scraped portal figure. Read alongside our closed-mandate case studies, the record shows how deals actually completed: the brief, the tempo and the outcome versus the guide.

Why the bands, and no addresses

Our confidentiality model protects both vendors and buyers, so we publish price bands rather than exact figures and never disclose addresses or names. The bands still let you gauge the level of a transaction, and much of this stock was transacted quietly — see how the off-market route reaches qualified buyers without a public listing.

What days-on-market and vs-asking tell you

Days on market is a read on demand; sale-versus-asking is a read on pricing discipline. Together they say more than a single number ever could. For the live view across markets — deal volume, tempo and price discipline — the Belgrave Index tracks the trend, while neighbourhood dossiers go street-level.

From the record to your own number

A record of what others achieved is a starting point, not a valuation of your home. When you want an evidence-led figure for a specific property, request a valuation or talk to an advisor about a discreet, sealed sale.

FAQ

Frequently asked questions

Can't find what you're looking for?Talk to our team.

  • What are Belgrave sold prices?

This is a record of recent sealed prime and super-prime transactions from Belgrave mandates, anonymised by price band. Each entry shows the market, days on market and the sale outcome versus the asking price.

  • How is this different from Rightmove or Zillow sold prices?

Portal sold-price data reflects the open market, whereas this is a curated record of discreet and often off-market deals we handled directly. It is evidence of execution rather than a market-wide index.

  • Why are exact prices and addresses not shown?

Our confidentiality model protects vendors and buyers, so we publish price bands rather than exact figures and never disclose addresses or names. The bands still let you gauge the level of a transaction.

  • Which markets does the sold record cover?

The record spans the prime and super-prime markets we transact in, including London, Dubai, Riyadh, the wider GCC and Europe. Coverage reflects where our advisors have closed deals.

  • What do days-on-market and sale-versus-asking tell me?

Days on market indicates how quickly a property sold, while sale versus asking shows the outcome relative to the guide price. Together they are a practical read on demand and pricing discipline.

  • Where can I see live market pricing rather than sold deals?

The Belgrave Index in our market data section tracks live pricing and trends across our markets. The sold record complements it with proof of completed transactions.
