Mortgaged sale, Dubai

Sell your Dubai property with a mortgage still on it

A mortgage does not stop a sale, but it adds a bank to the transaction. The loan has to be settled and released as part of the transfer. We line up the bank’s figures, the buyer’s funds and the trustee appointment so the money and the title move in the right order.

  • Bank paperwork started early
  • Payoff and release coordinated
  • One plan for buyer, bank and trustee

Outcomes

What we coordinate

  • The bank’s figures

We help you request the liability letter so the payoff amount is known before terms are agreed.

  • Equity in view

Price, payoff and costs set side by side so you know what you will receive.

  • Buyer funding matched

Cash or mortgage buyers handled differently, with timings planned around both lenders where needed.

  • Release at transfer

Settlement, mortgage release and the new title registered in one coordinated sequence.

FAQ

Mortgaged sale, Dubai: your questions answered

Can’t find what you’re looking for?Talk to our team.

  • Can I sell my Dubai property before the mortgage is paid off?

Yes. The outstanding loan is normally settled from or alongside the sale, and the bank releases its mortgage so the title can transfer.

  • Who pays off the mortgage?

There are several ways this is structured, often with the buyer’s funds used to clear the loan at transfer. The right route depends on your bank and buyer, and we set it out in the sale terms.

  • Are there early settlement charges?

Your facility letter sets out any early settlement fees. Your bank can confirm them, and we include them in your net figure.

  • What if I owe more than the property is worth?

Tell us early. We will give you an honest valuation so you can discuss the shortfall with your bank before marketing.

  • Can the buyer also use a mortgage?

Yes. Two banks add steps, so we plan the timing with both and keep everyone working to the same date.

  • Can I do this from outside the UAE?

Yes. A representative with a power of attorney can usually act at the transfer. Your lawyer can advise you on preparing it.

  • Is there any obligation?

No. The valuation and sale plan are free with no obligation.
