A Belgrave Estates agent is a specialist, not a generalist. Each desk runs a single mandate at a time and a single side of the transaction — buyer or seller, landlord or tenant — so there is no internal incentive to compromise either party. Mandates are documented in writing, fees are disclosed before signature, and every shortlist memo carries the agent's name on the cover.

The team you meet on a private acquisition mandate is the team that will represent you through to completion — there is no hand-off to a junior closer once the brief is signed. The same pattern applies to sole-mandate sales, lettings and tenancy, off-plan allocations, portfolio management and property finance.

    Either — but never on the same transaction. Each desk runs sole-mandate, single-side representation. We will tell you up-front which side we are on, in writing.

    Yes. Each office holds the local regulatory licence (RERA in Dubai, ARLA / Propertymark in the UK, FNAIM in France, etc.) and posts the licence number on its detail page where applicable.

  • Can I get a property valuation?

    Yes — request one from the valuation panel on this page. A senior agent inspects in person where possible (or remotely from photographs and floor-plans), and returns a written valuation memo within five working days.

  • How are agent fees structured?

    Buyer-side: search retainer plus success fee on completion. Seller-side: success-only fee on completion. Lettings: tenant-find or fully-managed. Every fee is disclosed in writing before mandate.

  • Will my enquiry be kept confidential?
