Homes needing work
Sell your London home as it is, or after the right works
A home that needs renovation can still sell well in London, because many buyers want to put their own stamp on a property. The question is whether any work before sale adds more than it costs. We show you both routes with evidence, then market to the buyers most likely to pay.
- Sell as is or improve first, compared
- Priced against similar unmodernised sales
- Marketed to buyers who want a project

A clear plan, no obligation
You get our view and the next steps in plain terms. Whether to go ahead is entirely your decision.
Should I renovate before selling?
Often not in full. Major works take time and money and buyers may want different choices. Simple preparation can help. We compare the likely outcome of each route with evidence.
Will buyers be able to get a mortgage?
It depends on the condition. Some homes are not mortgageable until certain works are done, which limits buyers to cash purchasers. We tell you at the valuation if this may apply.
Do you buy houses that need work?
No. Belgrave is an agency. We find a buyer on the open market rather than buying the property ourselves.
Can you indicate what planning permission might allow?
We can point to similar extensions nearby, but planning advice should come from an architect or planning consultant. We do not promise any permission.
What if the survey finds problems?
We prepare for it by describing the condition honestly up front, which reduces renegotiation later. If issues arise, we negotiate on evidence.
Can you sell an inherited or empty house that needs work?
Yes. We often handle empty homes and can arrange access, clearing and security around the sale.
Is the valuation free?
Yes. It is free with no obligation to instruct us.
