Moving home in London
Sell and buy at the same time, with one advisor running both
Most London moves depend on a chain. The risk is timing: selling before you have found the next home, or finding it before you can proceed. We plan both sides together, keep your buyer and your seller informed and manage the chain towards a single completion date.
- Sale and purchase planned together
- Chain managed day to day
- Bridging options explained by brokers

FAQ
Moving home in London: your questions answered
Can’t find what you’re looking for?Talk to our team.
Should I sell before I buy?
Selling first puts you in a stronger buying position but risks a gap between homes. Finding first can mean losing the home if your sale is slow. We help you choose for your circumstances.
Can exchange and completion happen on the same day for both?
Often the sale and purchase are exchanged and completed together. It depends on everyone in the chain, which is why we manage it closely.
What if my buyer pulls out?
We keep other interested buyers warm and move quickly to re-agree a sale. We cannot prevent a buyer withdrawing, but we reduce the risk by checking their position first.
Can I use bridging finance?
Some people do, but it is a regulated area with costs and risks. We can introduce you to a regulated broker; we do not give finance advice.
Can you find my next home too?
Yes. Our buying team can search for you, or we can work with the agent selling the home you have found.
How much does the move cost?
Our fees are disclosed in writing before you instruct us. Stamp duty and legal costs apply to the purchase; our stamp duty calculator can help.
