FAQ
London lettings for landlords: your questions answered
Can’t find what you’re looking for?Talk to our team.
What does a letting agent in London charge landlords?
It depends on whether you choose tenant-find or full management. Our fees are set out in writing at the appraisal, before you instruct us.
Can I switch from my current letting agent?
Usually yes, subject to the notice terms in your existing agreement. Send us the agreement and we will tell you how a switch would work.
How do you choose a tenant?
We run identity, right-to-rent, affordability and reference checks, then present the applicants to you with our view. You make the final decision.
Which safety and legal requirements do I need to meet?
Landlords have duties around gas and electrical safety, smoke and carbon monoxide alarms, energy performance and deposit protection, among others. We check what applies to your property at appraisal; for anything unusual your solicitor should confirm.
Do you let to companies and relocating employees?
Yes. Corporate tenants and relocating families are a regular part of our applicant base, often through our relocation desk.
What happens if the tenant stops paying?
Under full management we chase arrears promptly and keep a written record. Where it goes further we work with your solicitor on the legal route. We do not offer rent guarantees.
I live overseas. Can you still let my London property?
Yes. We manage lets for owners abroad. Non-resident landlords also have UK tax registration points to consider, which your accountant should confirm.
Is the rental appraisal free?
Yes. The appraisal is free and carries no obligation to instruct us.
