Overseas buyers
Buy a home in London without being in London
Buying from abroad adds distance, time zones and extra tax and identity steps. We act as your buyer-side advisor on the ground: viewing, checking, negotiating and coordinating the solicitor so you can decide with confidence from wherever you are.
- Video and in-person viewings for you
- Non-resident costs set out up front
- Buyer-side only, no dual agency

- 03
A clear plan, no obligation
You get our view and the next steps in plain terms. Whether to go ahead is entirely your decision.
Can foreigners buy property in London?
Yes. There is no general restriction on overseas nationals buying residential property in England. You will need to meet identity and anti-money-laundering checks.
Do overseas buyers pay more stamp duty?
Non-UK residents can pay a surcharge on top of the standard rates, and a further surcharge can apply to additional properties. Our stamp duty calculator shows the figure on any price; your solicitor confirms your status.
Can I buy without visiting London?
Yes. Clients can buy after video viewings and our written reports, though we recommend seeing your final choice in person if you can.
Can I get a UK mortgage as a non-resident?
Some lenders lend to non-residents, usually on stricter terms. We can introduce you to regulated mortgage brokers; they give the advice.
What documents will I need?
Proof of identity and address, and evidence of the source of the funds you are using. We tell you what is likely to be asked for at the start.
Should I buy in my own name or through a company?
That is a tax and legal question that depends on your circumstances. Take advice from your own accountant and solicitor; we coordinate with them.
How do you charge?
A search retainer plus a success fee on completion. The fee structure is shared in writing before you engage us.
