Tenant find only

The right tenant for your London property, then you take it from there

Some landlords want to manage day to day but not the search. We price the rent to the evidence, market the home, vet applicants and set the tenancy up correctly, then hand over a complete file so you can manage with confidence.

  • Rent priced to current evidence
  • Applicants referenced and right-to-rent checked
  • Compliant tenancy set-up and handover

FAQ

Tenant find only: your questions answered

Can’t find what you’re looking for?Talk to our team.

  • What is the difference between tenant find and full management?

With tenant find we find and set up the tenant, then you manage rent collection, repairs and renewals yourself. With full management we handle those for you. You can move to full management later if you prefer.

  • Who holds the deposit on a tenant-find tenancy?

Usually the landlord, who must protect it in a government-approved deposit scheme within the legal deadline. We explain the steps at handover so nothing is missed.

  • What compliance do I need before a tenant moves in?

Typically a valid gas safety certificate where there is gas, an electrical safety report, an energy performance certificate, working smoke and carbon monoxide alarms, and any licence your borough requires. We check what applies to your property.

  • How do you choose between applicants?

We present the referenced applicants with their affordability and references so you can decide. We do not accept an applicant on your behalf without your approval.

  • How much does tenant find cost?

Fees are disclosed in writing at the appraisal, before you instruct us. There is nothing to pay to receive a proposal.

  • Can I switch to full management later?

Yes. Many landlords start with tenant find and move to management when their time or portfolio changes.

  • Do you let furnished and unfurnished homes?

Yes. We advise on which suits your property and the tenants most likely to rent it.
