Selling with tenants
Sell your London rental property with the tenants in place
A tenanted property can sell to an investor as a going concern, or be sold vacant once the tenancy ends. Each route has a different buyer pool, price and timetable. We set both out for your property and keep your tenant on side throughout.
- Investor sale or vacant sale compared
- Tenant-friendly viewings
- One advisor to completion

Outcomes
How we handle a tenanted sale
Both routes priced
We value the property as an investment with the tenancy and as a vacant home, so you can see the difference before choosing.
Investor buyers
We introduce the property to buy-to-let investors who want an income from day one.
Respect for the tenant
Viewings are arranged with proper notice and at times that suit them, which keeps them cooperative.
Clean paperwork
Tenancy agreement, deposit protection and safety records gathered early, because the buyer’s solicitor will ask.

FAQ
Selling with tenants: your questions answered
Can’t find what you’re looking for?Talk to our team.
Can I sell a house in London with tenants living in it?
Yes. You can sell to an investor with the tenancy continuing, or plan the sale around the tenancy ending. Which is better depends on the property and your timing.
Do tenanted properties sell for less?
Sometimes, because the buyer pool is mainly investors. Sometimes not, if the rent is strong. We value both ways so you can compare on evidence.
Can I ask my tenants to leave so I can sell?
Only by following the correct legal process for the type of tenancy, and the rules on notice have been changing. Take advice from your solicitor before serving any notice; we plan the sale around their advice.
Do tenants have to allow viewings?
Access depends on the tenancy agreement and must be on reasonable notice. In practice a considerate approach gets far better cooperation, which is how we work.
What happens to the deposit when the property is sold?
If the tenancy continues, responsibility for the deposit passes to the new landlord. Your solicitor handles the transfer as part of completion.
Can you find an investor buyer before I list publicly?
Yes. A discreet preview to investor buyers is often a good first step and avoids unsettling the tenant with public marketing.
What does it cost?
A success-only fee on completion, scaled to the sale price and disclosed in writing before you instruct us.
