Что означают три показателя и чего они не означают.
Объём
Количество мандатов, завершённых Belgrave Estates на рынке за период. Показатель нашего присутствия — не всего рынка.
Темп
Медианное количество дней от заключения мандата до закрытия сделки. Чем меньше — тем быстрее оборот. Мы используем медиану для сглаживания выбросов.
Ценовая дисциплина
Среднее отношение финальной цены продажи к первоначальной запрашиваемой. Отрицательные значения означают, что рынок поощряет терпеливых покупателей; положительные — конкурентные торги.

An honest index, and the limits it admits to
The most useful market read is the one clear about what it is not. The Belgrave Index is our deal flow, measured plainly, with its boundaries stated.
Our deal flow, not the whole market
We call it the Belgrave Index, not a market index, on purpose. It is built from our own anonymised sold-mandate record over a trailing twelve months — a true read on what we transacted, not a claim to speak for an entire city. That candour is the point: proprietary data you can trust beats a broad number you cannot check.
Three numbers, read together
Volume is a proxy for our presence in a market. Tempo — median days on market — measures how quickly deals move, and we use the median to dampen long, discreet off-market negotiations. Price discipline, the average sale versus asking, shows whether patient buyers or competitive bidders held the upper hand.
From the index to a decision

What is the Belgrave Index?
The Belgrave Index is our proprietary benchmark of sealed prime and super-prime transactions, showing deal volume, median days on market and average sale price versus asking by market. It reflects our own deal flow rather than a public MLS.
Which markets does the index cover?
It covers the markets we advise on, including London, Dubai, Riyadh, the wider GCC, Europe and select global cities, drawn from our anonymised sold-mandate database.
How often is the data updated?
The index refreshes as new sold cases publish, using a trailing twelve-month window so it always reflects recent conditions rather than a single moment.
What does a negative sale-versus-asking figure mean?
A negative figure means final sale prices came in below the initial asking price, which tends to reward patient buyers. A positive figure signals competitive bidding and stronger pricing power for sellers.
Why use median days on market rather than an average?
We use the median to dampen the effect of outliers such as long, discreet off-market negotiations, giving a truer read on how quickly typical mandates move.
