Berkeley Group

Creating Exceptional Places · Established 1976

Berkeley Group is one of the UK's leading residential developers and urban regeneration specialists, with a particular focus on London, Birmingham and the South of England. Founded in 1976, the Group has evolved from a traditional housebuilder into a specialist in large-scale brownfield regeneration, transforming complex and underused sites into sustainable new neighbourhoods. Berkeley develops a broad range of residential and mixed-use schemes, from city-centre apartments and major regeneration projects to family homes and professionally managed rental communities. Its portfolio includes Berkeley, Berkeley Living and specialist brands including St George, St James, St Edward, St Joseph and St William. The Group has delivered more than 21,900 homes over the past five years and typically delivers more than 4,000 homes annually.

Common questions

About buying from Berkeley Group.

Not what you needed? The off-plan desk replies within one business day.

  • What is Berkeley Group's on-time delivery record?

Berkeley Group has handed over 4203 schemes since 1976. On-time delivery is measured against the original brochure handover date; the figure is republished on each project page after handover. The desk has access to the granular delay history per scheme.

  • What sort of payment plans do they offer?

Off-plan payment plans typically run 60/40 (60% during construction, 40% on handover) or 70/30. Branded-residence schemes sometimes carry a 30/70 plan (lower construction-stage burden, larger handover slug). The desk pre-screens the plan against your liquidity profile before launch.

  • Where does escrow sit?

In the UK, off-plan deposits are not held in escrow by default. We restrict the UK panel to NHBC-protected schemes with developers carrying multi-decade balance sheets; deposit protection is via contract trust arrangements with the solicitor.

  • Can I view a completed building before committing off-plan?

Yes. Berkeley Group has 4203 completed schemes; we can arrange a viewing of the closest equivalent to the off-plan you're considering, ideally a building that's been handed over and lived in for 12+ months so you can see how it ages.

  • What if the developer delays handover?

Standard developer SPA clauses include compensation triggered after 12 months of cumulative delay; the desk negotiates harder terms (penalties from month 6) on schemes where our buyer pool represents a large share of allocation.
