What the three numbers mean and what they don't.
Volume
Count of mandates Belgrave Estates closed in the market over the window. A proxy for our presence — not the whole market.
Tempo
Median days from a sealed mandate to close. Lower = faster turnover. We use median to dampen outliers (long off-market negotiations).
Price discipline
Average final sale price vs initial asking. Negative numbers mean the market is rewarding patient buyers; positive means competitive bidding.
Sole-mandate, single-side
No dual-agency on any transaction. Conflicts disclosed in writing.
Discretion by default
Off-market sourcing, alias representation, NDA-ready.

What is the Belgrave Index?
The Belgrave Index is our proprietary benchmark of sealed prime and super-prime transactions, showing deal volume, median days on market and average sale price versus asking by market. It reflects our own deal flow rather than a public MLS.
Which markets does the index cover?
It covers the markets we advise on, including London, Dubai, Riyadh, the wider GCC, Europe and select global cities, drawn from our anonymised sold-mandate database.
How often is the data updated?
The index refreshes as new sold cases publish, using a trailing twelve-month window so it always reflects recent conditions rather than a single moment.
What does a negative sale-versus-asking figure mean?
A negative figure means final sale prices came in below the initial asking price, which tends to reward patient buyers. A positive figure signals competitive bidding and stronger pricing power for sellers.
Why use median days on market rather than an average?
We use the median to dampen the effect of outliers such as long, discreet off-market negotiations, giving a truer read on how quickly typical mandates move.
