These terms govern your use of belgraveestates.com, the Belgrave private-client portal, and any other Belgrave Estates digital service. By using the site you agree to them. If you do not agree, please stop using the site.
1. Who provides this service
The service is operated by Opes Terra FZCO, trading as "Belgrave Estates" ("Belgrave", "we"). Real-estate brokerage activities are carried out by Belgrave or, where required, by licensed agents engaged on your behalf, in compliance with the applicable jurisdiction's rules (RICS in the UK; RERA in Dubai; equivalent bodies elsewhere).
2. Eligibility
You must be at least 18 years old and legally able to enter contracts in your jurisdiction. Some listings (off-market, off-plan, institutional portfolios) require additional verification — see our privacy policyfor what we collect and why.
3. Account responsibility
- You are responsible for keeping your credentials confidential. Set up multi-factor authentication. We strongly recommend a passkey or hardware key.
- Tell us immediately at [email protected] if you suspect unauthorised access. We will revoke every session on every device.
- Don't share your account with anyone else. Don't use someone else's.
4. Listings and information
All particulars on this site are provided as guidance. Floor plans, images, measurements, and amenities are believed to be correct at the time of publication but should be independently verified. Nothing on belgraveestates.com constitutes an offer, a contract, or a representation of fact. Belgrave is not liable for typographical errors or out-of-date pricing.
Off-market listings are shared on the understanding of confidentiality. You must not reproduce, forward, or publish off-market particulars without explicit written consent from Belgrave.
5. Acceptable use
You agree not to:
- Scrape, mirror, or systematically extract listings.
- Use any automated tool (bot, headless browser, scripted crawler) to access the site, except for the publicly documented MCP read endpoints with a valid bearer token and adherence to rate limits.
- Probe, scan, or otherwise attempt to test the vulnerability of our systems without prior written authorisation from [email protected].
- Misrepresent your identity, your funding, or the nature of your interest in a property.
- Use the platform for any unlawful purpose, including money laundering, terrorism financing, or sanctions evasion. We screen against sanctions and PEP lists; this is a permanent legal obligation we cannot waive.
6. AI-assisted features
The AI concierge is a convenience feature for navigating listings and starting conversations. Anything the AI generates — listing summaries, suggested viewing notes, draft messages — is auto-generated and may be incorrect. Always verify property facts independently. Capture of personal data (name, email, phone) for bookings, enquiries, and call-backs takes place on belgraveestates.com itself, never inside the AI chat — see the privacy policy for details.
7. Brokerage commissions
Where Belgrave acts as your buyer's agent, the commission is set out in your engagement letter — not in these terms. Where Belgrave acts as the seller's agent, the seller pays the commission; you owe us nothing. Where Belgrave acts in any other capacity (off-plan launch agent, fractional-investment placement, etc.), the commission terms are disclosed in the relevant transaction documents.
8. Disclaimers and liability
The service is provided "as is". To the maximum extent permitted by law, Belgrave excludes all implied warranties. We do not warrant that the site will be uninterrupted, error-free, or free of viruses. Belgrave's aggregate liability under these terms is limited to the commission paid (or payable) by you in respect of the transaction giving rise to the claim, or, where no commission was paid, GBP 500.
Nothing in these terms limits liability that cannot be limited by applicable law — death or personal injury caused by our negligence, fraud, or fraudulent misrepresentation.
9. Governing law
These terms are governed by the laws of England and Wales for UK-resident users; by the laws of the United Arab Emirates for UAE-resident users; by the laws of the user's habitual residence elsewhere. Any dispute will be resolved exclusively in the courts of England and Wales unless local consumer-protection law gives you a non-waivable right to your local courts.
10. Changes
We may update these terms. Material updates trigger a banner the next time you sign in; continued use after the effective date constitutes acceptance.
