Private auctions

Sealed bids.

Mandates we run as opaque sealed-bid auctions. Deposit-to-bid, reserve never disclosed, one round, one envelope. Qualified bidders only — proof-of-funds before the brief is released.

How it works

Four steps.

  1. Step 1

    Register

Express interest in any open auction. KYC + proof-of-funds clears you in 24–48 hours.

  2. Step 2

    Receive brief

Full mandate pack: floorplans, surveys, contract, reserve guidance, viewing slots.

  3. Step 3

    Bid

Single sealed bid before close. Your bid is binding; the deposit is held in escrow.

  4. Step 4

    Outcome

Highest qualifying bid wins. Losing bidders see their deposits released within five working days.

Reserve prices and rival bids are never disclosed — opaque by design.

  • Sole-mandate, single-side

No dual-agency on any transaction. Conflicts disclosed in writing.

  • Discretion by default

    Off-market sourcing, alias representation, NDA-ready.

  • Audit-ready paper trail

Mandate, briefs, memos and closing dossier — written, signed, archived.

FAQ

Frequently asked questions

How does a Belgrave sealed-bid auction work?

Each mandate runs as a single opaque round: qualified bidders submit one sealed bid before the deadline, with a deposit held in escrow. The reserve is never disclosed and the highest qualifying bid wins.

How do I qualify to bid on a private auction?

You register interest in an open auction and clear KYC plus proof of funds, which typically takes twenty-four to forty-eight hours. Only then is the full mandate brief and confidential reserve guidance released to you.

Why sell a super-prime home by sealed bid rather than at an asking price?

A sealed-bid process suits discreet vendors who want competitive tension without a public price or open marketing. It concentrates qualified demand into one deadline and keeps reserve levels and rival bids private.

Is my bid binding and is my deposit safe?

Yes, a submitted sealed bid is binding and your deposit is held in escrow, not by the vendor. Losing bidders see their deposits released within five working days of the outcome.

What does the guide range mean if the reserve is hidden?

The guide range is an indication of the price bracket, published so bidders can gauge fit, and it is deliberately not the reserve. The actual reserve stays confidential by design throughout the process.

Can Belgrave run my own property as a sealed-bid mandate?

The auctions desk runs four to six private mandates per quarter on a discretionary basis. Speak to an advisor about whether a sealed-bid sale is the right route for your asset.
